Developer

One Chuan Grove developer: Sing Holdings and Sunway.

One Chuan Grove is developed by Sing Holdings and Sunway Developments, in joint venture through Chuan Grove Pte Ltd.

The developer

One Chuan Grove is developed by a joint venture of Sing Holdings, through Sing Holdings Residential Pte Ltd, and Sunway Developments, through Sunway Developments Pte Ltd.

The partners hold the site through Chuan Grove Pte Ltd, in which Sing Holdings has a 65% share and Sunway Developments 35%. Both Chuan Grove parcels are held this way: Parcel 1 was awarded on 17 Jul 2025 and Parcel 2 on 10 Sep 2025.

Sing Holdings is a Singapore company dating from 1964. Its shares have traded on the Mainboard of the Singapore Exchange, under the code 5IC, since 10 January 2007.

It develops residential, commercial and industrial property in Singapore and holds some of it for investment. Outside Singapore it owns hotel and office assets in Melbourne, Shanghai and Kuala Lumpur. Its earlier Singapore homes include Robin Residences, Waterwoods, The Laurels and BelleRive, and North Gaia, an executive condominium in Yishun.

Sunway's parent, Sunway Berhad, is a Malaysian group whose shares trade on the Main Board of Bursa Malaysia. Its businesses include property development, construction, healthcare and education, in Malaysia and abroad.

In Singapore, Sunway's property business is called Sunway MCL. It took that name in 2025, after Sunway Group bought MCL Land from Hongkong Land. Through it, Sunway has stakes in two executive condominiums at Tengah Plantation Close, Otto Place and Novo Place, developed with MCL Land. It also holds land at Tampines Street 94 and River Valley Green Parcel C.

Two tenders, one site

Why One Chuan Grove is one development

The two Chuan Grove parcels were sold in separate tenders, and the same joint venture won both. The parcels share a boundary along Chuan Grove road and have in-principle approval to be developed together. Parcel 1 covers 15,831.5 m² and Parcel 2 covers 14,514.3 m².

Planning them together lets the developer lay out five blocks across 30,345.8 m² instead of two smaller sites side by side. The final layout, home count and childcare arrangement depend on planning approval for the joined site.
