One Chuan Grove joins two parcels into a site of 30,345.8 m², about 326,636 sq ft. The amalgamated development is planned at up to 27 storeys across five blocks, at a plot ratio of 3.0.
Height controls differ across the site: Parcel 1 allows up to 90 m SHD in High-rise Zone 1 and up to 100 m SHD in High-rise Zone 2, while Parcel 2 allows 100 m to 110 m SHD.
Its neighbours shape the grounds. Chuan Lane Park borders the site, Australian International School sits along the western boundary, and a 50-metre buffer separates the homes from the New Tech Park business development to the east.

Early childhood development centre
Each parcel's tender requires an early childhood development centre of at least 500 m² within the development. The arrangement for the joined site is subject to planning approval.
Homes
Approximately 1,055 homes, for residential use as condominiums or flats only. Serviced apartments, SA2 and strata landed housing are not allowed on the site.

What the land tenders set for One Chuan Grove
What is fixed at One Chuan Grove so far comes from the land tenders and the developer's plans for the joined site. The full facilities list goes first to registered buyers.
The land is for homes only: condominiums or flats. Serviced apartments, SA2 and strata landed housing are not allowed. The developer plans approximately 1,055 homes in five blocks of up to 27 storeys, within a maximum gross floor area of 91,038 m².
Each parcel's tender requires an early childhood development centre of at least 500 m² inside the development. Under the current tenders that means two centres. The joined proposal is expected to combine them into one, subject to planning approval.
Heights
Height controls across the One Chuan Grove site
Heights on the site are capped in metres above the Singapore Height Datum (SHD), a fixed reference level, rather than in storeys. Parcel 1 allows up to 90 m SHD in its High-rise Zone 1 and up to 100 m SHD in High-rise Zone 2. Parcel 2 allows 100 m to 110 m SHD.
A limit in metres applies to the top of each building, measured from the datum. How many storeys fit beneath it depends on the ground level and the floor-to-floor heights the architect chooses.
The developer plans the blocks at up to 27 storeys. Where each block sits, and how the grounds are arranged between them, is set out in the developer's site plan, which goes first to registered buyers.
Childcare
The childcare centre at One Chuan Grove
An early childhood development centre within the development is one of the few facilities fixed by the land tenders. Each tender requires a centre of at least 500 m² of gross floor area.
Because the two parcels are being developed as one, the proposal is expected to combine the two required centres into one. That arrangement is subject to planning approval. Details of who runs the centre, and how families in the development can enrol, go first to registered buyers.
Around the site
Parks and amenities near One Chuan Grove
Chuan Lane Park borders the site, and Chiltern Drive Interim Park is about a 5-minute walk. Serangoon Garden Market and Chomp Chomp Food Centre are about 21 and 23 minutes on foot. NEX, above Serangoon MRT, is one Circle Line stop from Lorong Chuan MRT, which is about a 6-minute walk from the site.

When you compare it with other projects, look at where each facility sits as well as what it is. Check which blocks sit near the facilities, which are near the business-park buffer on the eastern side, and whether the childcare centre has its own entrance. The site plan answers most of these questions, so read the two together.
