One Chuan Grove price: what the land cost tells you

One Chuan Grove prices go first to registered buyers. The developer is targeting a preview in Q1 2027.

First to registered buyers

Registered buyers see the price list first

Sing Holdings and Sunway Developments set the One Chuan Grove selling prices, and registered buyers receive them first.

Our sales team contacts registered buyers with the price list ahead of the preview, which the developer is targeting for Q1 2027.

What is public

The land price

The one price on record is what the developer paid for the land. The joint venture tendered S$703,600,000 for Parcel 1 and S$623,910,000 for Parcel 2, a combined S$1,327,510,000 for the two Chuan Grove parcels.

Land prices are usually compared per unit of permitted floor area, because that is what the developer can build and sell. Parcel 1 works out at S$14,814.19 per m² of gross floor area, about S$1,376 per sq ft. Parcel 2 works out at S$14,328.59 per m², about S$1,331 per sq ft. Across the whole site the figure is about S$1,355 per sq ft of permitted floor area.

Reading it

What the land price tells you, and what it does not

The land price per square foot of floor area is not a guide to the selling price. On top of the land, a developer pays for construction, design, financing over several years, marketing, taxes and charges, and builds in a margin. All of that sits between the land cost and the price on the price list.

It is also an average. Selling prices vary across a development by unit type, size, floor level, facing and timing. A small unit high up with an open view and a large unit on a low floor facing a neighbouring block will not sell at the same rate per square foot, even though the land under them cost the same.

What the land price is useful for is comparison. When the One Chuan Grove price list is released, set it against the land cost per square foot, and against other recent launches whose land prices are also public. That comparison is more telling than any single headline price.

What moves it

What will shape One Chuan Grove prices

Tenure

One Chuan Grove is a 99-year leasehold development.

Rail access

Lorong Chuan MRT on the Circle Line is about a 6-minute walk. Serangoon, an interchange with the North East Line, is one stop east, and Bishan, an interchange with the North-South Line, one stop west.

Scale

With approximately 1,055 homes in five blocks, One Chuan Grove is a large development. The unit types and the shared facilities will be set out in the floor plans and the site plan.

Unit, floor and facing

Within the development, the biggest differences in price come from the unit type, the floor and what the windows face. The floor plans and site plan show each of these, and registered buyers receive both first.

Comparing

How to compare One Chuan Grove prices

Price per square foot is the usual yardstick, but it only compares like with like. A one-bedroom home almost always carries a higher rate per square foot than a four-bedroom home in the same development, because fixed costs such as the kitchen and bathroom are spread over a smaller area. Compare unit types with unit types.

Compare totals as well as rates. For most buyers the question is what the home costs in full and what the loan and monthly repayments will be. A lower rate per square foot on a larger home can still mean a higher total than a smaller home elsewhere.

Set new launch prices against resale prices nearby, remembering the difference in age and remaining lease. A new 99-year leasehold home starts with its full lease, while an older leasehold home nearby has fewer years left.

Finally, compare within the development. Once the price list is out, compare floors and facings for the same layout inside One Chuan Grove.

Release

How the price list will be released

New launches in Singapore usually release prices at or just before the preview, when the showflat opens. The developer is targeting a preview for One Chuan Grove in Q1 2027. Registered buyers receive the exact date, the showflat address and the price list first.

When the price list is out, ask for three things together: the prices by unit type and stack, the floor plans for those stacks, and the site plan showing where each stack sits. Read the prices against the plans, not on their own.

Our sales team takes registered buyers through the One Chuan Grove price list and answers questions about payment and the purchase process.
